Transforming 3030 Lake Avenue
In the ever-evolving world of real estate and office spaces, it's not often that you come across a transformation as stunning as the one at 3030 Lake Avenue.
This Class C building needed significant work to bring it up to the buyer’s standards—approximately $250,000 in improvements. When the client, DOM Partners got to know us, we gave them the confidence that all facets of this engagement would be handled professionally and efficiently. Their comfort level increased as the team got to work.
3030 Lake Avenue needed to generate the ROI the client was looking for, which meant retaining existing tenants and attracting others to increase building occupancy. That’s no easy feat during a comprehensive renovation, but we rose to the occasion.
Our team addressed this challenge by being open and honest with tenants about the transaction and the new owner’s renovation plans. Not surprisingly, the tenants were skeptical at first. The building had several flaws that had lingered for some time, so promises of improvements would not sway them. What got their attention, however, were tangible materials we presented in meetings, such as renderings and color palettes.
Once they saw our action plan, DOM Partners was more optimistic and enthusiastic for the project to begin.
Turning a dated building into a high-performing commercial property requires seeing the big picture. That includes its functional and aesthetic characteristics. The structure’s visual appeal, from landscaping to carpet and paint, left much to be desired. More importantly, there were structural issues in the tenant suites, including roof leaks.
The seller had applied some “band-aid” fixes through the years, but they were no longer effective and not the type of repairs that make tenants happy in the long term. So, building occupants were eager for our team to oversee a comprehensive upgrade.
Let's delve into the exciting details of the buildout and explore how 3030 Lake Avenue has been revamped into a thriving and inviting workplace.
1. Cutting-Edge Door Access Control System: One of the first major upgrades was the installation of a state-of-the-art PDK door access control system. This advanced system, provided by our affiliate Nexus Technology Partners, ensures security and convenience for tenants, setting the tone for the modernized workspace.
2. Illuminating Common Areas: The common areas of 3030 Lake Avenue have been transformed with an array of energy-efficient LED Troffers and linear pendant fixtures. The hallways now offer a bright and inviting atmosphere that's perfect for collaboration and creativity.
3. Flooring Reimagined: The lobby welcomes visitors with brand new carpeting, cove base, and luxury vinyl tile (LVT) flooring, creating an impressive first impression. Meanwhile, the hallways and vestibules have also been upgraded with new carpeting and a cove base, ensuring a cohesive and polished look throughout the space.
4. Fresh Coats of Paint: The entire building has received a fresh and vibrant coat of paint. The common area hallways, drop ceilings, lobby, and vestibules now sport a contemporary look, breathing new life into the workspace. The exterior of the building and the monument sign have not been left out, receiving fresh paint to match the renewed interior.
5. Lighting the Way: The LED-backlit exterior signage, along with new exterior door signage and refreshed monument signage, makes the building stand out, even from a distance. The aesthetics of the exterior now mirror the quality and innovation happening inside.
6. Structural Enhancements: The lobby's structural integrity has been reinforced with a new structural beam and posts. This not only adds an element of safety but also contributes to the building's modern and polished appearance.
The 3030 Lake Avenue project involved a large scope of work. In that type of scenario, it’s easy for a plan to go “off the rails”. However, our team knows from experience that effective communication ensures that everyone continues moving steadily and predictably toward the end goal.
Whether it’s tenant finishes, updating exterior signage, repairing parking lots, or working with Nexus Technology Partners, another of our trusted sister companies, on networking and card access systems, it’s crucial to keep everyone aware of objectives and timelines and provide regular progress updates to stakeholders. These actions prevent delays and keep projects moving forward.
Our team made it a top priority to keep lines of communication open and information flowing throughout this major renovation. Because of this, everyone involved experienced greatly reduced stress levels and found the process exciting and enjoyable.
