Job Summary:
TI Source, LLC is seeking an experienced Preconstruction Manager to lead the preconstruction phase for our design-build commercial construction projects. This role will be responsible for collaborating with clients, architects, engineers, and internal teams to develop accurate budgets, cost estimates, and preconstruction strategies that align with project goals. As a key player in our design-build process, the Preconstruction Manager will ensure seamless integration between design, estimating, and construction execution.
Key Responsibilities:
Preconstruction Management:
- Lead and manage the preconstruction phase for design-build projects, ensuring alignment with client goals and budgets.
- Work closely with architects, engineers, and internal design teams to provide cost-effective solutions and feasibility analyses.
- Facilitate value engineering to optimize design decisions while maintaining quality and budget constraints.
- Develop and present preconstruction reports, schedules, and risk assessments to stakeholders.
- Identify potential constructability issues early in the design phase and provide proactive solutions.
Estimating Responsibilities:
- Prepare and manage conceptual, schematic, and detailed cost estimates throughout project development.
- Analyze architectural and engineering drawings to perform accurate quantity takeoffs and pricing.
- Solicit and evaluate subcontractor and supplier bids, ensuring cost competitiveness and scope alignment.
- Develop and manage Bid Packages, Bid Forms, and Bid Tabs to facilitate a structured and transparent bidding process.
- Collaborate with the internal design team to refine project scope while maintaining budget and schedule.
- Maintain and update historical cost databases to improve future project budgeting.
Collaboration & Communication:
- Act as the liaison between clients, internal design teams, and construction teams to ensure a smooth transition from design to construction.
- Lead client and internal preconstruction meetings, providing strategic insights and recommendations.
- Assist in developing and negotiating subcontractor and supplier agreements.
- Support business development efforts by contributing to proposals and client presentations.
Qualifications & Skills:
- Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field preferred.
- 5+ years of experience in preconstruction and estimating, preferably within a design-build general contracting environment.
- Strong knowledge of design-build project delivery methods, construction materials, and means & methods.
- Proficiency in estimating software, including Beck Destini Estimator, Bluebeam, and On-Screen Takeoff.
- Ability to interpret and coordinate architectural, structural, and MEP drawings.
- Excellent analytical, organizational, and problem-solving skills.
- Strong written and verbal communication skills for client and team collaboration.

Architect
Location: Fort Wayne, Indiana

Position Overview: We are seeking a skilled Architect to support our commercial real estate brokerage team in developing conceptual designs, space plans, and test fits for commercial properties. This role involves working closely with brokers, developers, and clients to create efficient and functional layouts that align with leasing and tenant requirements. The ideal candidate will have AutoCAD and/or Revit proficiency, a solid understanding of commercial architecture and space planning, and the ability to interpret and apply BOMA (Building Owners and Managers Association) standards. A licensed architect is preferred but not required.
Key Responsibilities:
- Work with commercial brokers, property owners, and tenants to create conceptual space plans and test fits.
- Develop accurate 2D and 3D architectural drawings for office, retail, industrial, and mixed-use properties.
- Assist in feasibility studies and analyze potential layouts for leasing and redevelopment opportunities.
- Ensure all designs comply with building codes, zoning laws, ADA regulations, and BOMA standards.
- Support construction document preparation and permitting (if applicable).
- Coordinate with engineers, contractors, and project managers to refine and implement designs.
- Maintain and manage a digital library of layouts and property plans for internal use.
- Understand or learn BOMA standards for space measurement and leasing calculations.
Required Qualifications:
- Associate’s degree in Architectural Design or a related field.
- Proficiency in AutoCAD and/or Revit for architectural drafting and space planning.
- Strong understanding of commercial real estate, space utilization, and building systems.
- Ability to interpret and apply building codes, zoning laws, and ADA guidelines.
- Experience working with brokers, developers, or commercial real estate teams.
- Willingness to learn and apply BOMA measurement standards.
- Excellent communication and presentation skills.
Preferred Qualifications:
- Licensed Architect in Indiana (preferred but not required).
- Experience with 3D rendering software (SketchUp, Lumion, or similar).
